At MWG Solicitors, we have an expert team of residential conveyancing solicitors that can help you with all aspects of your conveyancing process. We understand that buying and selling a house can be stressful, which is why we have made this process as transparent as possible with our range of fees.

How much does conveyancing cost?

Buying

Our average legal fees to act on the purchase of a property are £700 excluding VAT (20%).

Selling

Our average legal fees to act on the sale of a property range are £650 excluding VAT (20%).

Potential Third Party/ Conditional fees

Notice of transfer fee: if chargeable, this fee is set out in the lease. It is often between 0 – £500 plus VAT.
Notice of charge fee: (if the property is to be mortgaged) – This fee is set out in the lease. It is often between 0 – £500 plus VAT.
Deed of covenant fee: this is is provided by the management company for the property and can be difficult to estimate. Often it is between 0 – £250 plus VAT.
Certificate of compliance fee: to be confirmed upon receipt of the lease, as it can range between 0 – £250 plus VAT.
Search fees: From £171 – £216 plus VAT – prices could increase subject to the location of the property.

Please note some fees vary from property to property and can be more or less than the guidance given above. An accurate figure can be provided once we know who the freeholder/ management company is. The notice fees are set by the management company and MWG have no control over this.

How long will the conveyancing process take?

There are several factors that may dictate how long the conveyancing process takes. We are able to provide you with time scales to help you estimate your future transaction:

Freehold Purchase 6-8 weeks
Freehold Sale 8-10 weeks
Leasehold Purchase 10-12 weeks.
CLeasehold Sale 10-12 weeks.
